_{We completed the waterproofing of a large open terrace area located on an upper level of a residential tower in Dubai. The terrace was intended for outdoor seating and soft landscaping, with regular exposure to cleaning water, irrigation runoff, and ambient humidity. To ensure long-term protection of the slab and prevent water seepage into occupied floors below, we implemented a multilayered waterproofing system using Bitumen Membrane Sheet Waterproofing, Cementitious Waterproofing Solutions, and Spray-Applied Polyurea Protective Coatings.}

Site Condition and Project Considerations

• The terrace slab formed the structural roof of residential units below

• Constant exposure to irrigation, cleaning water, and surface runoff

• Drainage outlets, upturns, and expansion joints required precision detailing

• Architectural finishes included stone tiles and soft landscaping over the waterproofing

• The system had to withstand UV exposure and thermal movement

Solution Implementation

‍1. Surface Preparation & Screed Correction

• Cleaned and mechanically prepared the concrete slab to remove laitance and debris

• Polymer-modified screed applied to ensure correct slope toward drainage points

• Coving installed at all wall-to-floor transitions for membrane continuity

2. Bitumen Membrane Sheet Waterproofing – Base Layer

• Torch-applied bitumen membrane sheets installed across the full surface

• Overlaps sealed and upturns applied along all vertical faces and planter bases

• Preformed detailing used around penetrations for added reinforcement

3. Cementitious Waterproofing – Intermediate Sealing

• A two-component flexible cementitious waterproofing coating applied in two layers

• Provided added sealing of substrate pores and excellent crack-bridging performance

• Served as a compatible base for the final protective membrane

4. Spray-Applied Polyurea Coating – Final Barrier

• Applied at 2 mm DFT across the entire prepared surface

• Delivered seamless, high-elasticity protection with excellent adhesion

• Ensured chemical and UV resistance, even under exposed terrace conditions

5. Drainage Detailing

• Drain outlets, scuppers, and pipe sleeves were encapsulated in the polyurea layer

• Geotextile protection was installed prior to overburden and landscaping reinstatement
